Why It Matters
Construction changes your property's risk profile overnight. Proper coverage requires a dual defense: contractor policies (General Liability & Workers' Comp) to shield your estate from site accidents, and homeowner policy updates (Builder's Risk/Renovation Endorsements) to protect the structure and materials under construction.
The Downfall
Assuming standard homeowner's insurance covers a construction site-or that contractor insurance covers your personal property-leaves massive coverage gaps. A claim for theft, water damage, or structural loss can easily be denied if your insurer wasn't notified before demolition started.
Do It Right
Call your insurance broker before signing a contract to add a Builder's Risk / Course of Construction rider (plus vacancy coverage if you're moving out), and require your general contractor to provide official Certificates of Insurance (COI) naming you as an "Additional Insured."
